Why Hiring the Right Agent the First Time Matters
A few months ago, I got a message from a buyer who had already been working with another agent. They were relocating from the East coast and were on a short timeline.
They weren't happy. Felt like they were doing all the work — sending listings, asking for showings, chasing updates. The agent wasn't proactive. The home search was stalling. And the home they actually wanted? It kept feeling further out of reach.
That's when they reached out to me.
The First Conversation Wasn't About Houses
It was about what went wrong.
Before I show a single property to a new buyer, I want to understand what's not working in their current process. Because if I don't know what frustrated them, I'm going to repeat it.
What I heard was simple: they wanted someone to actually drive the process. Communicate without being chased. Look ahead instead of just react. Treat their home search like it mattered — because it does.
That's not a high bar. But in a market like South Orange County — where good homes move fast and the wrong move costs you the deal — it's the bar.
What Changed
Here's what I told them I'd do differently:
Be responsive. Not "I'll get back to you tomorrow" responsive. Same-day. Real-time when it matters.
Be proactive. Pulling listings before they hit Zillow. Calling listing agents to gauge seller motivation. Knowing what's coming, not just what's already there.
Represent them — fully. That means writing offers that get accepted, negotiating like the money is mine, and making sure they understand every step before they sign anything.
I don't think any of that is special. I think it's the minimum standard.
How It Ended
They got the home they wanted!

That's the part I'm proudest of. Not the closing. The fact that they walked away feeling represented.
What This Means If You're Currently Working With an Agent Who Isn't Showing Up
If they're not doing the job, you have every right to find someone who will.
Buying a home in Mission Viejo, Lake Forest, Aliso Viejo, Laguna Niguel, or Laguna Hills isn't a small decision. It's the biggest one most people make. The agent you choose either makes that easier or harder. There's not really a middle.
