My clients often ask me some version of this question: "Bryan, if I have $1.1 million, am I going to be able to get a real house down here, or am I just going to end up with something sad?"
It's a fair question. And the honest answer is — it depends on where you're looking and what you're expecting. So let me give you the real breakdown, city by city, for what $1.1 million actually buys you in South Orange County in 2026.
First, a Quick Reality Check on What $1 Million Means in OC
The median home price in Orange County is sitting around $1.2 million right now. That's not a number I throw out to impress anyone — it's just the context. When only about 18% of OC households can actually afford that median, it tells you something about how concentrated the demand is and why supply stays tight.

What that means for you as a buyer: $1.1 million is a legitimate budget in South OC. It's not a stretch budget and it's not a luxury budget. It's right in the thick of things — which means competition, yes, but also genuine options.
What $900K Gets You (And What It Doesn't)
Let's start a little lower because a lot of buyers come in thinking $900K should open up more doors than it does.
At $900K in South Orange County, you're most likely looking at:
- A condo or townhome in Aliso Viejo or Lake Forest — often 2 bed/2 bath, nicely updated, with an HOA
- An older single-family home in Lake Forest that needs updating — think 1970s or 1980s build, original kitchen, dated bathrooms
- A townhome in Mission Viejo — possible, but you'll be competing for the better ones
Nine hundred thousand dollars is not nothing. But if you're coming in expecting a turnkey three-bedroom house with a yard in a good school district, $900K will leave you frustrated. That's the honest answer.
What $1.1 Million Gets You — The Sweet Spot
Here's where things start to open up. What does $1 million buy in South Orange County at the $1.1M mark? Quite a bit more.
At $1.1 million, you're realistically looking at:
- A solid 3-bedroom, 2-bath single-family home in Mission Viejo or Lake Forest
- Square footage generally in the 1,600–2,000 range
- A neighborhood with good schools and community amenities
- Possibly an entry-level home in Laguna Niguel — older, smaller, but it gets you into the city
What "move-in ready" actually means at this price point is worth talking about directly. I see buyers get tripped up by this constantly. Move-in ready at $1.1M in South OC usually means the home is clean, functional, and not a project — but don't assume that means a new kitchen, fresh baths, or anything recently renovated. You might walk into original 1990s fixtures and countertops that are perfectly fine, just not Instagram-worthy.

What $1.3M+ Gets You

At $1.3 million and above, the market shifts noticeably. Now you're looking at:
- Upgraded kitchens and primary suites that have actually been touched this decade
- Better views — canyon, hills, or occasionally peek-a-boo ocean depending on the community
- More Laguna Niguel options, including some of the more desirable neighborhoods closer to Laguna Beach
- Larger lots in Mission Viejo or Lake Forest
This is also where you start to see newer construction or homes that have been meaningfully improved by sellers who knew what they were doing. The gap between $1.1M and $1.3M feels bigger than $200K when you're walking through homes.
City-by-City Breakdown: Where Your $1.1M Goes in 2026
Mission Viejo — Average: $1,066,803
Mission Viejo is probably the city where $1.1 million goes the furthest right now. The average sale price sits at $1,066,803, which means you're operating right at — or just above — the market average. That's a real advantage.
Here's what I tell my clients looking at Mission Viejo: this city was designed to be livable. Great lake access, well-maintained neighborhoods, excellent schools, lower crime rates. At $1.1M you can get a true single-family home with a yard, in an established neighborhood, without having to settle for the worst house on the block.

Lake Forest — Average: $1,044,873
Lake Forest is a story of two halves. The older, western side of the city — think Serrano and the areas around El Toro Road — gives you more home for your money and less competition. The newer eastern communities, built out over the last decade, skew higher and come with Mello Roos.
At the $1.1M mark, Lake Forest is one of the better value plays in South OC. The average is $1,044,873, so you have a little breathing room. You'll find 3-bed and even some 4-bed homes at this price, depending on condition and location. Lake Forest tends to draw buyers who want more square footage and are less focused on the coastal lifestyle feel.
Aliso Viejo — Entry Around $700K–$750K
Aliso Viejo is the most affordable entry point in South OC for detached living, but the product mix is different. This city runs heavily toward condos and townhomes. A detached single-family home in Aliso Viejo at $1.1M is actually on the higher end — you'll likely get a nicely updated townhome or smaller SFH well below that.
If your budget is $1.1M and you're open to a condo or townhome, Aliso Viejo gives you excellent quality per dollar. If you need a yard, you'll get more house in Mission Viejo or Lake Forest for the same money.
Laguna Niguel — Premium Market, $1.3M+
Laguna Niguel is the premium city in this group. The closer you get to Laguna Beach, the more you pay. At $1.1M, you're entering Laguna Niguel at the very bottom of the market — older homes, smaller lots, more dated interiors. It's possible, but you should go in with realistic expectations.

Laguna Hills — The Underrated Value Play
Here's what I'd tell anyone who hasn't spent time looking in Laguna Hills: this city is underrated, and that's starting to change.
Laguna Hills sits between Mission Viejo and Laguna Niguel geographically, and it offers a middle-ground price point that most buyers overlook because it's not as well-known as its neighbors. At $1.1M, you can get a solid single-family home — sometimes with a better lot or a more private setting than you'd find in a comparable Mission Viejo property.
The city has good access to the 5 freeway, decent schools, and a quiet residential character. I've seen clients who fell in love with Laguna Hills after I pushed them to tour one house there. It often surprises people.
A Note for Out-of-State Buyers
If you're relocating from somewhere else — I understand the sticker shock. A million dollars feels like it should buy something extraordinary. And in most parts of the country, it would.

You're buying access to Southern California weather, some of the best schools in the state, proximity to the coast, and a lifestyle that's genuinely hard to replicate elsewhere. Mission Viejo is still the most well-rounded bet. The average price is right at $1.1M, the quality of life is consistently high, and demand stays steady even when the broader market softens. You're not buying a bargain, but you're buying something predictable.
Laguna Hills is the most underappreciated city in the group. If you're flexible on the specific address and care more about getting a good home in a good location, Laguna Hills is worth serious attention. I've seen buyers get significantly more home there than in neighboring cities at the same price.
Lake Forest is the square footage play. If your family needs more bedrooms and bathrooms, Lake Forest gives you the most living space per dollar. Just go in knowing the difference between the older western communities and the newer Mello Roos communities to the east — they feel very different and have different ongoing cost structures.
Aliso Viejo makes sense if you're open to the townhome lifestyle. Don't overlook it just because it's not all detached single-family. The quality of build, community amenities, and price-per-square-foot in Aliso Viejo is genuinely good.
The homes for sale in Mission Viejo at the $1 million mark in 2026 are real — they exist, they're competitive, and they move. If you're in this price range and serious about making a move, the most important thing you can do is get pre-approved and get your expectations calibrated before you fall in love with a house.
