Here are the top 5 ones I like to check on:
- Windows - Windows are very expensive these days and can save you a lot of time and money if they have been upgraded.
- Roof - Can you see the fiberglass seeping from under the shingles? Or any visible cracks if the roof it tile?
- HVAC - Has this been upgraded? They typically go hand in hand and could get costly (think $10k-$15k) to replace if it breaks!
- Water Heater - Most units have the manufactured date on there so you can see if it's been replaced in the last 5-10 years.
- Appliances - Are the sellers leaving them? Are they in good condition or would they need to be replaced?
